New unofficial minutes of the Chelsea Tower Board Meeting which took place on 26 August 2010 are now available. Go to the Board Meeting Minutes page. The meeting was slightly different from previous meetings. The owners/attendees were invited to remain after the formal Board Meeting to observe, but not participate in the actual business of the Board in dealing with the issues before it. As part of the normal Board Meeting there was concern voiced about the number of Renters and number of Owners. Subsequent to the Board Meeting, the President of the Board, Meredith Kirchner, clarified this issue with real data which she provided through an email to attendees at the Board Meeting. Having the actual data about the number of renters compared to the number of owners is very helpful and helps quash unfounded rumors. She pointed out that all the Owners who reside at Chelsea Tower must assist management in obtaining information about the conduct of all residents in the building, both Owners and Renters.
PROGRESS REPORT on CONSTRUCTION
Potentially the last Progress Meeting on Construction was held at 1100 on Thursday 12 August 2010. The usual representatives were there, with PT Venugopal, Bobbie Schneider, and Louis Solomon attending as owner observers.
In essence, it is all over but the shouting. The last serious repair was in Unit 1610 which is just being finished. However, as they were investigating other eye-catching signs they found that a column associated with 1610 was in a bad state of repair and needed to be addressed. They are doing so.
While no construction man ever wishes to give a hard and fast date for completion it was generally agreed that all should be finished and the construction people should have left by Labor Day, this year. (A little humor was warranted I thought).
To demonstrate the probable validity of this estimate at the end of the Progress Meeting there were no more meetings schedules. So, if all goes well (and that is the general opinion of the professionals, both engineers and construction men) then the meeting held on 12 August was the last meeting.
Audit Reports
The Official Audit Report for the years 2007 and 2008 are now available for your consideration. This document is on the **Auditors Reports page under **Owners Only.
In addition we have, available at the end of June 2010, the document on the 2010 Proposed Operating Budget, dated 16 October 2009. This information is now available to the Owners eight months after it was generated. It is probably better to see the history than never see it at all.
