CURRENT INFORMATION about the CONSTRUCTION PROGRESS

21 April 2010

The meeting started at 1433. Meeting attended by Board Member was George Gottesman and Kathye Wharton. Legum and Norman was represented by John Algner, Senior Community Manager and Doreen Winkler, the in-house manager. Robert Getty from Culbertson attended as did Kirby McCleary and Dustin Hite from the Structural Rehabilitation Group.

Owners attending were LP Solomon, Megan O'Toole, Gordon Brown and P. T. Venugopal.

Remaining work is estimated to be one-two months.

Tier fourteen is on schedule and will be finished within another month. It is ahead of schedule and will probably be completed in the first week of May. Tier six is also making substantial progress and appears to be also ahead of schedule. Tier six will probably be completed by the middle of June. Tier ten will finished roughly at the end of June.

People are moving back into their apartments as soon as possible.

Individual complaints were then considered and discussed.

The next Progress Meeting will take place on 12 May 2010 at 1200 in the Community Room.

Substantial progress is continuing. Tier fourteen is on schedule and will be finished within another month. Tier fourteen will be completed in the first two weeks of May. Tier six is also making substantial progress. Tier six will be completed in the end of May. Tier ten will finished roughly at the end of June.

People are moving back into their apartments as soon as possible.

17 February 2010 at 1400

The meeting started at 1403. Meeting attended by Board Members Kathye Wharton and George Gottesman. Legum and Norman was represented by Denise Plavetzky, Community Manager and Doreen Winkler, the in-house manager. Robert Getty from Culbertson attended as did Kirby McCleary and Dustin Hite from the Structural Rehabilitation Group.

The weather of the past weeks has caused havoc with the schedule. This is the snowiest year in the history of Washington DC.

There was a litany of progress reports. Work is scheduled on 1514. Floors are done and column is almost out. The weather is affecting any concrete work. The cold will substantially slow the curing time and thus the work. The temperature must be 40℉ and rising. The construction team has insulated all the interior water pipes in the spaces where work is going on to ensure that there are no freezing problems. They have provided a heat source to keep all the temperatures above freezing.

They will pour the Tier 14 column in a few days. There is a seven day cure period prior to the strength test. After a successful strength test the support structure may be removed. Then the roof work will begin. Snow loads above the column 14 were removed for safety. Early April is the current target date for completion of tier 14.

Tier 06 is being worked on at this time, also. They will pour concrete next week. Shoring is required in 806, 906, and 1006. The heating/ac units have to be removed and the flooring checked and repaired if necessary. Shoring is required to support the 11th floor. The delay to work is with the movement of the resident of Unit 1006. Shoring is required to be placed in unit. All the work is ready to begin on Tier 06 once Unit 1006 is ready.

Careful coordination is occurring between the construction firm, the management of CT, and the owners of the units which are affected. Efforts are being made move out the tenants when the space is required for work, but not before. It takes about 2 weeks for each floor. This includes the work itself and also the curing (for strength) of the brackets and concrete.

Virtually all the major demolition is finished. There will be sporadic construction noise for small issues as they work on construction repairs.

The original contract for repair was completed in one year. All the current work is due to problems discovered during investigation after the original contact was completed.

All the tiers are being worked on and will be finished according to the schedule. Tier 14 in a week or two; Tier 10 in a week or so; and Tier 6 probably in April. All the Tiers are being worked on in parallel. It is anticipated that the entire job will be completed in the Late Spring.
